The buildings

Grand villas, divided and re-divided

The Belsize Park villas were built as substantial single houses with stucco frontages, deep parapets and generous roofs. Almost all of them are now flats. That conversion happened at different times and to different standards, and the roof is where the consequences tend to show.

Rear closet wings gained flat roofs. Lower ground floors gained extensions. Lightwells were covered over. Each of those additions is a junction with the original building, and a junction is where water gets in. On a converted villa the roof is rarely one roof — it is four or five different surfaces meeting an original structure. None of which means we only take on grand converted villas. A great deal of our Belsize Park work is straightforward — a repair to a standard pitched roof, a gutter run replaced, a few tiles refixed — on every kind of property in the area.

  • Original slate and lead detailing respected
  • Extension junctions detailed properly
  • Stucco parapets and copings checked
  • Work co-ordinated across multiple flats

What goes wrong here

Where converted villas leak

The pattern here is remarkably consistent, and it is almost always about where something new meets something old.

  • Extension abutments

Where a later flat roof meets the original brickwork, flashed with mortar or mastic instead of properly chased lead.

  • Hidden parapet gutters

Concealed gutters behind the parapet, often with the original lead still in place and long past its life.

  • Stucco and copings

Cracked stucco and open coping joints at parapet level, taking water into the head of the wall.

  • Closet wing roofs

Small rear wing flat roofs, frequently the oldest covering on the building and the least often inspected.

  • Shared responsibility

Leaks affecting one flat but originating on a shared roof, where nobody is quite sure who should act.

  • Lightwell coverings

Glazed or sheeted covers added over original lightwells, sealed against the wall rather than flashed into it.

Working in Belsize Park

Shared buildings, protected streets

Many jobs here involve more than one owner, and parts of the area carry conservation designations, both of which shape the timeline.

  • Conservation area designations across parts of the neighbourhood
  • Freeholder or management company consent commonly needed
  • Leaks that cross the boundary between two flats
  • Access to a rear roof through a garden flat or a neighbour
  • Controlled parking with permits required for scaffold
  • Stucco frontages that need protecting during access
  • Mature street trees shedding into valleys and gutters

  • Patrick was very helpful indeed — he diagnosed the issue we have had with a persistently leaking roof and suggested the solution. He was really good at explaining what the issue was likely to be, and when he and his team opened up the tiling, he was able to fix it. Professional, good with communication, completed the work in one day and went back to check it had all settled in. Would highly recommend him.

  • The leak is in my flat but the roof is shared. What now?

Start with evidence. We can inspect the roof and report on what has actually failed, with photographs, which usually settles the question of what needs doing. Who pays is determined by the lease, but a clear report is what everyone needs first.

  • Do I need permission for roof work on a Belsize Park villa?

Parts of the area carry conservation designations, so it depends on your specific address — Camden can confirm it. Broadly, like-for-like repair is treated differently to changes in covering, shape or the addition of rooflights. We work to whatever is approved.

  • Why does my rear extension keep leaking where it meets the house?

Because that junction is usually the weakest detail on the building. It should be a lead flashing chased into the brickwork; very often it is a mortar fillet or a bead of sealant, which cracks as the two structures move at different rates.

  • Can you match the stucco and pointing around the parapet?

Yes. We render, repoint and make good stucco as part of roof and parapet work, matching the existing profile and finish rather than leaving a patch that advertises itself from the street.
