Why it matters
A flat roof is only as good as its detailing
Almost every failed flat roof we're called to looks the same on the surface: the covering in the middle is fine, and the trouble is at the edges. Upstands that stop too low, laps that were never properly bonded, an outlet sitting higher than the water around it, or a deck that quietly went soft years ago.
So that's where we start. We check the falls, the perimeter details, the outlets and the deck before we talk about coverings at all — because putting a new membrane over an old problem just buys you a few years. Where the deck has taken on water we replace it. Where the falls are wrong we correct them. Then we choose a system that suits the roof rather than the other way round.
- Falls set so water reaches the outlet
- Upstands taken high enough up the wall
- Outlets and rainwater goods cleared
- Deck checked and replaced where wet
Systems we install
The right flat roof for the job
We work across all the main flat roofing systems, so the recommendation you get is based on your roof — not on the one product we happen to fit.
Torch-on felt
High-performance built-up felt in two or three layers. Well-priced, well-proven, and the system most London flat roofs are built from.
EPDM rubber
A single seamless rubber sheet with very few joints to fail. Ideal for extensions, garages and simple roof shapes.
GRP fibreglass
A rigid, seamless glass-reinforced finish that takes foot traffic well — a good choice for balconies and terraces.
Single ply membrane
Hot-air welded membrane for larger and commercial roofs, laid quickly with clean, reliable detailing.
Liquid & hot melt
Cold-applied liquid and hot melt systems for awkward junctions, plant areas and roofs that are hard to sheet.
Warm deck build-ups
Insulation above the deck rather than below it, keeping the structure warm and cutting the risk of condensation.
What to look for
Signs your flat roof needs attention
Flat roofs rarely fail overnight. They give you warnings first, and acting on them early is almost always cheaper than waiting.
- Damp patches or staining spreading across the ceiling below
- Water still sitting on the roof more than 48 hours after rain
- Blisters, ripples or splits in the covering
- Felt lifting at the edges, or laps that have opened up
- Cracked or missing mortar where the roof meets a wall
- Sagging underfoot, which usually means the deck has got wet
- A roof that has been patched more than once in the same spot

Flat Roofing FAQs
Your questions, answered
The questions we get asked most about this work. If yours isn't here, just ask — we're happy to explain.
How long does a flat roof last?
It depends on the system and how well it was installed. A modern torch-on felt roof laid properly will typically give you 20 to 30 years, EPDM rubber and single ply can go longer, and GRP sits somewhere in between. Falls, detailing and drainage matter more than the material itself — most flat roofs we replace failed at the edges and upstands rather than in the middle.
Which flat roof material is best for my property?
There is no single best answer, which is why we look at the roof before recommending anything. Shape, size, access, how much foot traffic it gets, whether there are rooflights or plant on it, and your budget all push the decision one way or another. We will explain the options that genuinely suit your roof and why, rather than fitting whatever we happen to prefer.
Can my flat roof be repaired, or does it need replacing?
If the covering is broadly sound and the problem is local — a split, a failed upstand, a lifted lap — a repair is often the sensible answer. If the deck below has taken on water, the falls are wrong, or the roof has already been patched several times, repairing it again is usually money spent twice. We will tell you honestly which situation you are in.
What is a warm roof, and do I need one?
A warm roof puts the insulation above the deck, so the structure stays on the warm side and condensation is far less likely to form inside the build-up. It is the standard approach for a new or replacement flat roof over a habitable room, and it is often the right call where a cold roof has previously suffered damp problems.
Why does water sit on my flat roof after it rains?
Flat roofs are not truly flat — they are laid to a shallow fall so water runs to an outlet. Ponding usually means the falls were never right, the deck has deflected, or the outlet is blocked. Standing water shortens the life of any covering, so it is worth getting the cause looked at rather than just clearing the puddle.
How long does a flat roof replacement take?
Most domestic flat roofs — an extension, a garage, a rear addition — are stripped and re-covered within one to three days, weather permitting. Larger or more complicated roofs take longer. We will give you a realistic timescale in your written quotation rather than an optimistic one.
Is your flat roofing work guaranteed?
Yes. We use premium materials and proven techniques, and our workmanship is backed by a 25 year guarantee. The cover that applies to your particular job is set out in your written quotation before you commit to anything.
