The buildings
Victorian terraces, comprehensively altered
The core of Clapham is late-Victorian terrace: slate roofs, closet wings to the rear, and a modest original footprint. Very little of it remains as built. Two generations of extension have filled in the side returns, converted the lofts and turned flat roofs into terraces.
From a roofing point of view that is the whole story. The original slate is generally the least of the problem. The leaks come from the joins — where a side return meets the original wall, where a dormer meets the main slope, where a terrace threshold meets a set of bifold doors that were fitted at floor level with no upstand behind them. Not every Clapham house has been extended, and plenty of the work here is simply a well-built Victorian roof needing attention. Repairs, re-slating, guttering and maintenance on unaltered property are all part of what we do.
- Side return and extension junctions
- Terrace thresholds detailed to height
- Dormer cheeks and abutments flashed
- Original slate repaired and matched
What goes wrong here
Where extended terraces leak
Almost every Clapham leak we attend is at a junction between something new and something old.
Terrace thresholds
Roof terraces with the waterproofing taken up too low behind the doors, so driving rain simply goes over it.
Dormer junctions
Loft conversion dormers where the cheeks and the abutment to the main roof were never properly flashed.
Side return roofs
The infilled side return, usually a flat roof running against the original wall with a mortar fillet rather than lead.
Rooflight kerbs
Flush rooflights over extensions, set on kerbs too low for the exposure and sealed rather than detailed.
Hidden valleys
Original butterfly valleys behind the front parapet, still doing the work and long past their service life.
Builder-fitted roofs
Extension roofs laid by a general builder rather than a roofer, where the covering is fine and the detailing is not.
Working in Clapham
Occupied houses, tight rear access
Most jobs here are on family homes that are lived in throughout, with rear roofs that are awkward to reach.
- Terraced streets with no side access to the rear
- Scaffold to rear roofs going through the house or a neighbour`s garden
- Controlled parking with permits required for scaffold
- Conservation area designations around parts of the Old Town and the commons
- Roof terraces and gardens in active use during works
- Party wall considerations on shared boundaries
- Recent bifold and glazing installations needing protection
If your terrace or extension was built recently and already leaks, it is worth having the detailing looked at before the guarantee period on the original build runs out.

Customer reviews
What our customers actually say
Every review below was left by a real customer on one of our public profiles. Nothing has been edited.
My roof had various areas needing repair and adjustments to fascia, guttering and gable end to avoid future leaks. I found Patrick and his team to be capable, professional and knowledgeable. Always easy to reach by phone, message and email, they turned up when they said they would and finished the job to my satisfaction. I would recommend them to anyone looking for a good job.
Excellent experience with Patrick and his team from Invigorate Roofing. Patrick arrived on time, identified all the issues, offered a very fair and reasonable price, and completed the job quickly and professionally. His workmanship was great, and everything was done without delays. His team was polite, respectful, and very friendly throughout the whole process. I highly recommend them for any roofing work or repairs.
Patrick was very helpful indeed — he diagnosed the issue we have had with a persistently leaking roof and suggested the solution. He was really good at explaining what the issue was likely to be, and when he and his team opened up the tiling, he was able to fix it. Professional, good with communication, completed the work in one day and went back to check it had all settled in. Would highly recommend him.
The team at Invigorate Roofing did an incredible job. The price was great, the work they did was to a high standard, and they tidied up before they left — incredibly professional all round.
Patrick and his team at Invigorate Roofing were fantastic! They worked on our property over two full days repairing multiple leaks. Their professionalism from start to finish was 1st class with regular updates and images through keeping us in the loop. I would highly recommend Invigorate Roofing! Five stars!
Out of 3 quotes, Invigorate was by far the most competitive and the most transparent. Patrick carried out the job swiftly and thoroughly (and spotlessly). I would thoroughly recommend using Patrick.

Clapham FAQs
Roofing in Clapham, answered
Questions we get asked about working on SW4 properties. If yours is not here, just ask.
My roof terrace leaks into the kitchen below. Is it the doors?
Usually it is the upstand behind them rather than the doors themselves. A terrace needs the waterproofing carried up behind the threshold to a proper height above the finished level. Where doors were set flush for a level threshold without a drainage channel, water goes over the top in heavy rain.
The side return extension leaks where it meets the house. Why?
Because that junction should be a lead flashing chased into the brickwork, and very often it is a mortar fillet or sealant instead. The extension and the original house move at slightly different rates, so a rigid fillet cracks within a few years.
Can you fix a leaking loft conversion dormer?
Yes, and it is common work here. The usual failures are the cheek-to-roof abutment, the flat roof to the dormer top, and the junction where the dormer meets the original ridge. We find which of those it is before quoting rather than re-doing all three.
How do you get scaffold to a rear roof on a Clapham terrace?
Usually through the house or, with agreement, a neighbour`s garden. We establish the route at the quoting stage so everything is agreed and itemised before we start.
