The buildings

Georgian squares and the terraces that followed

Islington was developing while London was still Georgian, and Barnsbury, Canonbury and the squares around Upper Street retain a great deal of that early stock. These are tall, narrow houses with shallow-pitched slate roofs pulled back behind a parapet so the street elevation reads as a flat facade.

The result is a roof you cannot see and cannot easily reach, draining through concealed gutters into a small number of outlets. Add a century and a half of rear extensions, lower-ground conversions and roof terraces and you have a building where the roof is a collection of different surfaces from different decades meeting an original structure. Plenty of N1 property is far more straightforward than that, and plenty of the work is too. Standard pitched roofs, modern flats, small repairs and routine maintenance are all part of what we do here week to week.

  • Concealed parapet gutters re-lined
  • Original slate matched where replaced
  • Terrace and extension junctions detailed
  • Consent-sensitive work handled properly

What goes wrong here

How N1 roofs fail

Old, concealed and much-altered roofs produce a distinctive set of problems.

  • Concealed parapet gutters

Lead-lined gutters behind the front parapet, invisible from the ground and rarely cleared until they overflow.

  • Butterfly valleys

Central valleys on the M-shaped roofs behind the parapet, where a split lining drains straight into the house.

  • Roof terraces

Terraces formed over rear additions, where the waterproofing was taken up too low behind the threshold.

  • Mansard conversions

Later mansard and loft conversions, with junctions between new and original structure that were never properly flashed.

  • Tall party stacks

Shared stacks on high, narrow buildings, with eroded pointing and cracked flaunching well out of sight.

  • Cement repointing

Soft Georgian brickwork repointed at some point in hard modern mortar, now spalling and holding damp.

Working in Islington

Tight streets and heavy protection

Islington is one of the more constrained boroughs to work in, and it pays to plan for that.

  • Conservation area designations across parts of Barnsbury, Canonbury and the squares
  • Listed buildings, where consent is needed before work starts
  • Controlled parking with scaffold and skip permits needed
  • Narrow streets and no front gardens, so scaffold sits on the pavement
  • Many houses split into flats with separate leaseholders
  • Rear access frequently only through the property itself
  • Roof terraces in use, needing protection during works

  • Patrick was very helpful indeed — he diagnosed the issue we have had with a persistently leaking roof and suggested the solution. He was really good at explaining what the issue was likely to be, and when he and his team opened up the tiling, he was able to fix it. Professional, good with communication, completed the work in one day and went back to check it had all settled in. Would highly recommend him.

  • My Georgian house has no visible roof. How do you inspect it?

Either from a scaffold or, more easily at the survey stage, with a drone. A drone gets high-resolution imagery of the concealed slopes, valleys and parapet gutters with no scaffold needed, so you can see the condition for yourself before deciding anything.

  • Do I need consent for roof repairs in an Islington conservation area?

That depends on what applies to your specific address, and Islington Council is the place to confirm it. Broadly, like-for-like repair is treated differently to changing the covering, altering the profile, adding rooflights or forming a terrace. Once you know the position, we will work to whatever is approved.

  • Why does my roof terrace leak into the room below?

Nearly always the threshold. A terrace needs the waterproofing carried up behind the door and to a proper height above the finished surface. Where that upstand is too low — which is common on retrofitted terraces — driving rain simply goes over the top of it.

  • Can you work if the scaffold has to go on the pavement?

Yes, that is normal in N1. It requires a pavement licence from the council and a properly designed scaffold with a pedestrian route maintained. We arrange both as part of the job.
