The buildings
Houses, and buildings that were never houses
Alongside the Georgian survivals around Clapton and the dense Victorian streets of London Fields and Dalston, Hackney has one of London`s largest concentrations of converted industrial buildings — former factories, workshops and warehouses turned into flats and studios.
Those conversions came with big, flat or shallow-pitched roofs designed for a factory rather than a home. Large single spans, north-light glazing, and rooflights cut in during conversion. They are perfectly good roofs when detailed properly, and they are unforgiving when they are not, because a single failure can affect a lot of floor area below. Alongside the conversions and the period terraces there is a great deal of ordinary housing in E5, E8 and E9, and a great deal of ordinary work. Small repairs, gutter clearing and routine maintenance are all part of it.
- Large-span flat and single ply roofs
- Rooflight kerbs detailed correctly
- Victorian terrace work alongside
- Liquid systems for complex layouts
What goes wrong here
Conversion roofs, and terrace roofs
Two building types, two quite different sets of failure.
Rooflight kerbs
Rooflights installed during conversion on kerbs that are too low, with waterproofing stopped short and sealed.
Internal drainage
Industrial roofs draining internally through the building, where a blocked outlet has nowhere to overflow but inside.
Repeated overlays
Factory roofs covered and re-covered over decades, with moisture trapped between the layers.
Terrace valleys
On the Victorian stock, hidden butterfly valleys behind the parapet, split and quietly discharging into the house.
Large ponding areas
Wide spans with minimal fall, where deflection has created standing water that never clears.
Parapet upstands
High parapets around former industrial roofs, with copings and upstands that have not been maintained.
Working in Hackney
Dense, busy and often shared
Both the terraces and the conversions bring access and ownership complications.
- Warehouse conversions with management companies and shared roofs
- Roof access through communal stairs and hatches rather than scaffold
- Controlled parking across most of the borough
- Conservation area designations around parts of Clapton, London Fields and De Beauvoir
- Commercial and studio units in use below the roof
- Terraced housing requiring neighbour agreement for rear access
- Large roof areas needing material lifted rather than carried
On a converted building the roof is usually a shared asset. We are used to reporting in a way that a management company can put in front of its members.

Customer reviews
What our customers actually say
Every review below was left by a real customer on one of our public profiles. Nothing has been edited.
My roof had various areas needing repair and adjustments to fascia, guttering and gable end to avoid future leaks. I found Patrick and his team to be capable, professional and knowledgeable. Always easy to reach by phone, message and email, they turned up when they said they would and finished the job to my satisfaction. I would recommend them to anyone looking for a good job.
Excellent experience with Patrick and his team from Invigorate Roofing. Patrick arrived on time, identified all the issues, offered a very fair and reasonable price, and completed the job quickly and professionally. His workmanship was great, and everything was done without delays. His team was polite, respectful, and very friendly throughout the whole process. I highly recommend them for any roofing work or repairs.
Patrick was very helpful indeed — he diagnosed the issue we have had with a persistently leaking roof and suggested the solution. He was really good at explaining what the issue was likely to be, and when he and his team opened up the tiling, he was able to fix it. Professional, good with communication, completed the work in one day and went back to check it had all settled in. Would highly recommend him.
The team at Invigorate Roofing did an incredible job. The price was great, the work they did was to a high standard, and they tidied up before they left — incredibly professional all round.
Patrick and his team at Invigorate Roofing were fantastic! They worked on our property over two full days repairing multiple leaks. Their professionalism from start to finish was 1st class with regular updates and images through keeping us in the loop. I would highly recommend Invigorate Roofing! Five stars!
Out of 3 quotes, Invigorate was by far the most competitive and the most transparent. Patrick carried out the job swiftly and thoroughly (and spotlessly). I would thoroughly recommend using Patrick.

Hackney FAQs
Roofing in Hackney, answered
Questions we get asked about working on E5, E8, E9 properties. If yours is not here, just ask.
My warehouse flat leaks near a rooflight. What is likely wrong?
The kerb, in most cases. Rooflights cut into an existing industrial roof during conversion were frequently set on a kerb that is too low, with the membrane finished short and sealed with mastic. Once that fails, the corners leak first.
Can a large flat roof be overlaid rather than stripped?
Often, yes — provided the existing covering is dry, sound and well bonded, and the build-up below has not taken on water. Where there have already been multiple overlays, stripping back is usually the more honest option. We check before recommending either.
Who is responsible for the roof of a converted warehouse?
Usually the freeholder or the management company, with costs shared through the service charge, but leases vary. What everybody needs first is an inspection and a report, which we can provide regardless of who ends up paying.
Do you cover the Victorian terraces as well as the conversions?
Yes, and they are a large part of our work in E5, E8 and E9 — particularly the concealed butterfly valleys behind the front parapets, which are the single most common leak on that stock.
