The buildings
A century of building in one postcode
N17 grew in stages rather than all at once. There are Victorian terraces near the High Road, extensive interwar semi-detached streets built as the suburbs pushed outwards, post-war rebuilding where bomb damage was heaviest, and a good deal of recent development around the stadium and the Hale.
Each of those carries a different roof. The terraces are slate with valleys and parapets; the interwar semis are concrete or clay tile on hipped roofs with simpler detailing; the newer stock brings flat roofs, dormers and modern interlocking tiles. Diagnosing a leak here starts with knowing which of those you are standing under. Whichever of those you have, the job itself can be any size. Some of our best Tottenham work has been a morning replacing a few tiles and clearing a gutter, and that gets the same care as a full replacement.
- Slate, clay and concrete tile all covered
- Hipped and gabled roofs
- Flat roofs on newer and rear additions
- Honest advice on repair versus replacement
What goes wrong here
The failures we are called to in N17
Mixed stock means a longer list, but a few problems dominate.
Perished felt
Interwar roofs where the original underfelt has torn and dropped, so any driven rain past the tiles reaches the loft.
Hip and ridge mortar
Bedded hip and ridge tiles on semis, with mortar washed out and tiles beginning to move.
Valley failures
Valleys on Victorian terraces and between semi-detached roof planes, where the lining has split or corroded.
Storm damage
Wind-lifted tiles and displaced ridges on exposed streets, which need making safe before they need repairing.
Blocked rainwater goods
Gutters and downpipes overflowing into the wall, a very common cause of damp on the upper floors here.
Extension flat roofs
Rear and side extension coverings, generally the newest part of the roof and often the first to fail.
Working in Tottenham
Generally straightforward access
Suburban layouts give us room to set up properly, which makes for a tidy site and a smooth programme.
- Front gardens and driveways on much of the interwar stock
- Wider streets easing scaffold delivery and placement
- Controlled parking in some areas, particularly near the stadium
- Event-day restrictions around Tottenham Hotspur fixtures
- Terraced properties needing neighbour agreement for access
- A high proportion of rented and converted property
- Exposed streets where wind damage is more common
We use the access method that suits the job — a tower where that is safe and appropriate, full scaffold where the work needs it.

Customer reviews
What our customers actually say
Every review below was left by a real customer on one of our public profiles. Nothing has been edited.
My roof had various areas needing repair and adjustments to fascia, guttering and gable end to avoid future leaks. I found Patrick and his team to be capable, professional and knowledgeable. Always easy to reach by phone, message and email, they turned up when they said they would and finished the job to my satisfaction. I would recommend them to anyone looking for a good job.
Excellent experience with Patrick and his team from Invigorate Roofing. Patrick arrived on time, identified all the issues, offered a very fair and reasonable price, and completed the job quickly and professionally. His workmanship was great, and everything was done without delays. His team was polite, respectful, and very friendly throughout the whole process. I highly recommend them for any roofing work or repairs.
Patrick was very helpful indeed — he diagnosed the issue we have had with a persistently leaking roof and suggested the solution. He was really good at explaining what the issue was likely to be, and when he and his team opened up the tiling, he was able to fix it. Professional, good with communication, completed the work in one day and went back to check it had all settled in. Would highly recommend him.
The team at Invigorate Roofing did an incredible job. The price was great, the work they did was to a high standard, and they tidied up before they left — incredibly professional all round.
Patrick and his team at Invigorate Roofing were fantastic! They worked on our property over two full days repairing multiple leaks. Their professionalism from start to finish was 1st class with regular updates and images through keeping us in the loop. I would highly recommend Invigorate Roofing! Five stars!
Out of 3 quotes, Invigorate was by far the most competitive and the most transparent. Patrick carried out the job swiftly and thoroughly (and spotlessly). I would thoroughly recommend using Patrick.

Tottenham FAQs
Roofing in Tottenham, answered
Questions we get asked about working on N17 properties. If yours is not here, just ask.
My 1930s semi has felt hanging down in the loft. Is that serious?
It means the underfelt has perished, which is normal at that age. The tiles are the first defence and the felt is the second, so while it is not an emergency, any rain driven past the tiles now reaches the loft. It is usually addressed as part of a re-roof rather than on its own.
Do I need a full scaffold for a small repair?
Not always. On a semi with clear access, a small repair can often be carried out safely from a tower. For anything involving the ridge, a valley or a stack, scaffold is the right and safe answer, and we will explain which your job needs.
Tiles came off in the wind. Can you make it safe quickly?
Yes. We run a 24 hour call-out and prioritise anything where the roof is open or where material is at risk of falling. We make it safe and watertight first, then quote the permanent repair separately.
How much of Tottenham do you cover?
All of N17 and the surrounding areas. It sits comfortably within our normal working area.
