The buildings
Grand terraces and a working town centre
Away from the centre, Brixton has some genuinely substantial Victorian housing — tall terraces and semi-detached villas with slate roofs, deep parapets and bay projections. A great deal of it was converted into flats during the twentieth century and has been maintained unevenly since.
Towards the centre the picture changes entirely: parades of shops with flats and offices above, and flat roofs carrying extract equipment, aerials and rooflights. Those roofs tend to be small, crowded and much-penetrated, and they sit directly above occupied trading space, which changes how a repair has to be planned. Between those two extremes sits a lot of ordinary housing and a lot of ordinary work — repairs to standard pitched roofs, gutter replacement and general maintenance, on every type of property in SW2 and SW9.
- Slate roofs and parapet detailing
- Flat roofs above occupied units
- Plant and penetrations detailed properly
- Work programmed around trading
What goes wrong here
Two building types, two problem sets
What we find depends heavily on whether we are on a terrace or above a shop.
Rooftop penetrations
Extract ducts, aerials and cable runs bolted through a flat roof above a commercial unit and sealed with mastic.
Parapet gutters
Concealed gutters on the larger Victorian houses, with failed linings discharging into the wall head.
Converted flat roofs
Rear additions and closet wings covered decades ago, patched repeatedly and never properly re-covered.
Leaks into trading space
Water reaching a shop or kitchen below, where making it watertight today matters more than the perfect repair.
Tall stacks
Substantial chimney stacks on high Victorian roofs, with washed-out pointing and loose pots.
Multiple overlays
Small commercial roofs re-covered several times without stripping, holding water between the layers.
Working in Brixton
A busy centre and occupied buildings
Working above a trading business is a different discipline to working on an empty roof.
- Occupied commercial units directly below the roof
- Restricted delivery and loading windows around the centre
- Controlled parking with scaffold and skip permits required
- Pavement licences where scaffold crosses a public footway
- Roof access through shops, flats or communal stairs
- Converted houses with multiple leaseholders
- Conservation areas covering parts of the surrounding streets
For commercial premises we can work around your opening hours, including early starts, so noisy work is not happening over a service.

Customer reviews
What our customers actually say
Every review below was left by a real customer on one of our public profiles. Nothing has been edited.
My roof had various areas needing repair and adjustments to fascia, guttering and gable end to avoid future leaks. I found Patrick and his team to be capable, professional and knowledgeable. Always easy to reach by phone, message and email, they turned up when they said they would and finished the job to my satisfaction. I would recommend them to anyone looking for a good job.
Excellent experience with Patrick and his team from Invigorate Roofing. Patrick arrived on time, identified all the issues, offered a very fair and reasonable price, and completed the job quickly and professionally. His workmanship was great, and everything was done without delays. His team was polite, respectful, and very friendly throughout the whole process. I highly recommend them for any roofing work or repairs.
Patrick was very helpful indeed — he diagnosed the issue we have had with a persistently leaking roof and suggested the solution. He was really good at explaining what the issue was likely to be, and when he and his team opened up the tiling, he was able to fix it. Professional, good with communication, completed the work in one day and went back to check it had all settled in. Would highly recommend him.
The team at Invigorate Roofing did an incredible job. The price was great, the work they did was to a high standard, and they tidied up before they left — incredibly professional all round.
Patrick and his team at Invigorate Roofing were fantastic! They worked on our property over two full days repairing multiple leaks. Their professionalism from start to finish was 1st class with regular updates and images through keeping us in the loop. I would highly recommend Invigorate Roofing! Five stars!
Out of 3 quotes, Invigorate was by far the most competitive and the most transparent. Patrick carried out the job swiftly and thoroughly (and spotlessly). I would thoroughly recommend using Patrick.

Brixton FAQs
Roofing in Brixton, answered
Questions we get asked about working on SW2, SW9 properties. If yours is not here, just ask.
Can you work on the roof above my shop without closing it?
Usually, yes. The main considerations are access and noise, and both can be programmed. We can start early, work around service periods and keep the unit trading. Tell us how the space is used and we will build it into the quotation.
Water is coming in around an extract duct. Can that be fixed properly?
Yes. The correct answer is a proper upstand and a formed collar rather than another bead of sealant. On crowded commercial roofs a liquid system is often the best solution because it can be detailed around every penetration as one continuous membrane.
My Victorian house is split into flats and the roof leaks. Where do I start?
With an inspection and a report covering the whole roof, not just the flat with the damp. Water travels, and on a converted house the fault is frequently above a different flat entirely. Evidence first, then the conversation about who pays.
Do you cover both SW2 and SW9?
Yes, and the surrounding area. Brixton is well within our normal working area and we are there regularly.
