The buildings
Roofs designed not to be seen
The great Kensington terraces were built to present a uniform stucco facade to the street, which meant hiding the roof entirely. Behind the parapet and the cornice sits a shallow slate slope, a concealed box gutter, and in many cases a mansard storey added later to gain space within the same envelope.
Those mansards are a particular feature. They are steep, closely detailed, frequently slate or lead, and they meet the original structure at a junction that was formed decades after the building went up. Combined with high parapets, deep cornices and a great deal of lead, it is some of the most detail-heavy roofing in London. Alongside the grand stock there is a good deal of more ordinary property in W8 and SW7, and a good deal of more ordinary work. Small repairs and routine maintenance are as much a part of what we do here as a mansard re-cover.
- Mansard roofs repaired and re-covered
- Concealed box gutters re-lined
- Cornice and parapet leadwork
- Consent-sensitive work handled properly
What goes wrong here
The W8 and SW7 shortlist
Concealed, complex and old roofs, where a small leak can do a lot of damage before anyone spots it.
Concealed box gutters
Hidden gutters behind the parapet taking the entire roof, with linings well past their working life.
Mansard junctions
Where a later mansard storey meets the original structure, a junction formed long after the building was completed.
Cornice leadwork
Lead dressed over deep stucco cornices, split where it was laid in runs too long to accommodate movement.
Cracked stucco
Render cracking at high level, letting water into the wall head and down inside the masonry.
Tall shared stacks
Substantial stacks spanning party walls, with eroded pointing and flaunching at considerable height.
Terrace and balcony decks
Roof terraces and balconies formed within the parapet line, with upstands that were never taken high enough.
Working in Kensington
The most constrained streets we work on
Nothing about roofing here is quick to arrange, and pretending otherwise helps nobody.
- Conservation area designations and listed buildings across much of the area
- Listed building consent needed for some roof alterations
- Strict controls on scaffold, skips and pavement occupation
- Narrow streets with heavy parking pressure
- Freeholder and management company approval on blocks and flats
- High-value interiors below requiring careful protection
- Roofs entirely invisible from ground level
Given how little of a Kensington roof can be seen from the ground, a drone survey is usually the quickest way to find out exactly what you are dealing with.

Customer reviews
What our customers actually say
Every review below was left by a real customer on one of our public profiles. Nothing has been edited.
My roof had various areas needing repair and adjustments to fascia, guttering and gable end to avoid future leaks. I found Patrick and his team to be capable, professional and knowledgeable. Always easy to reach by phone, message and email, they turned up when they said they would and finished the job to my satisfaction. I would recommend them to anyone looking for a good job.
Excellent experience with Patrick and his team from Invigorate Roofing. Patrick arrived on time, identified all the issues, offered a very fair and reasonable price, and completed the job quickly and professionally. His workmanship was great, and everything was done without delays. His team was polite, respectful, and very friendly throughout the whole process. I highly recommend them for any roofing work or repairs.
Patrick was very helpful indeed — he diagnosed the issue we have had with a persistently leaking roof and suggested the solution. He was really good at explaining what the issue was likely to be, and when he and his team opened up the tiling, he was able to fix it. Professional, good with communication, completed the work in one day and went back to check it had all settled in. Would highly recommend him.
The team at Invigorate Roofing did an incredible job. The price was great, the work they did was to a high standard, and they tidied up before they left — incredibly professional all round.
Patrick and his team at Invigorate Roofing were fantastic! They worked on our property over two full days repairing multiple leaks. Their professionalism from start to finish was 1st class with regular updates and images through keeping us in the loop. I would highly recommend Invigorate Roofing! Five stars!
Out of 3 quotes, Invigorate was by far the most competitive and the most transparent. Patrick carried out the job swiftly and thoroughly (and spotlessly). I would thoroughly recommend using Patrick.

Kensington FAQs
Roofing in Kensington, answered
Questions we get asked about working on W8, SW7 properties. If yours is not here, just ask.
How do I find out what condition my roof is in without scaffolding?
A drone survey. It photographs the concealed slopes, mansard, box gutters and stacks at high resolution and produces a written report, with no scaffold required. On a Kensington building that is normally the sensible first step.
My building is listed. Can roof work still be done?
Yes. Listing affects what is permitted and how the work must be executed rather than ruling it out. The council holds the records and can confirm what applies to your building, and we will work to whatever is approved.
What usually causes damp at the top of a stucco terrace?
The parapet and cornice. Cracked stucco, open coping joints or failed lead over the cornice all admit water into the head of the wall, which then travels down within the masonry and appears on the top-floor ceiling.
Can you repair a mansard roof?
Yes. Mansards are detail-heavy — steep slate or lead faces, dormers, and a junction with the original building — but they are repairable. The important part is establishing which of those elements has actually failed before pricing the work.

Kensington roof you cannot inspect?
A drone survey and a written report will tell you what is up there before you spend anything on scaffold.
